> Zalach is rental property management software for people and companies who own rental properties in Spain and Andorra: individual landlords with several rentals, property investors, and property holding companies or family groups with more than one owner. It works in the browser on computer and mobile and covers homes, commercial premises, parking spaces and storage units.

The everyday problem Zalach solves is scattered information. Rents are checked in the bank, invoices are made in a spreadsheet or a word processor, leases sit in folders and nobody is sure what each property really returns. Zalach brings this together:

Rent collection: a month-by-month view of every unit shows which rents are paid and which are outstanding, so overdue rent is easy to spot and follow up.

Rental invoicing: invoices take the VAT and the income tax withholding defined in each lease. Several invoices can be issued, marked as paid, downloaded or emailed at once.

Several owners in one account: each company or individual owner invoices with its own tax ID, invoice series and numbering. Pro plans include up to 5 invoicing entities, and properties can be organised by ownership percentage.

Leases and rent reviews: keep the key data of every lease, get notice of upcoming expiries and apply CPI-based rent reviews, including the Andorran CPI.

Costs and returns: record expenses and loans for each property and see its net and leveraged yield, plus an aggregated view of property values, debt and net worth.

Tenant portal: tenants have their own access.

Pricing is simple: free for up to 3 equivalent rental units, no card required. Pro starts at €19/month and is priced by portfolio size up to 250 equivalent units, with the same features in every tier. All prices are in euros (EUR).
