> Bailin is built for people who own rental property in France and manage it themselves, alongside a job. Most of them are not looking for more software to operate — they are looking for the administrative side to stop needing them.

The starting point is the lease itself. Rather than asking for a setup form, Bailin reads the lease PDF and identifies the property, the tenant, the rent, the charges, the deposit and the dates. Once the landlord connects their bank account through Powens, an aggregator licensed by the French financial regulator, incoming transfers are matched against expected rent. Receipts are issued each month. When a payment is missing, three escalating reminders go out, followed by formal notice if the arrears continue.

Underneath that sits the part landlords rarely have time for. French rental law sets deadlines that arrive quietly: the annual rent review indexed on the INSEE reference index, the service charge statement with its supporting documents, rent ceilings in regulated cities, the expiry of an energy performance certificate and the date a poorly rated property can no longer be let. Bailin tracks these continuously and raises them before they become a problem, rather than reporting them afterwards.

Legal documents — leases, notices to quit, formal notices, guarantee deeds — reproduce the official templates word for word, because a document based on a superseded text cannot be enforced. Tax preparation covers unfurnished and furnished lettings as well as property-holding companies, with figures the landlord files themselves.
