> ProPixa is property management software for UK letting agents and independent landlords. It covers the full lettings cycle in one system: the enquiry, the applicant, the viewing, the offer, then the tenancy, the rent, the repairs and the compliance dates that follow it.

Most software in this category starts at the tenancy. ProPixa starts earlier, because that is where independent agencies lose work. Every enquiry becomes a person with a record: budget, bedrooms needed, area, when they were last contacted and whether they replied. Chases are logged by channel, so a colleague can see that an applicant was called on Tuesday and messaged on Thursday, and nobody is contacted twice or quietly forgotten. Viewings run off the same records. Offers are tracked separately as "with us" and "with the landlord", so it is always clear who is sitting on a decision.

Once a tenancy starts, the same record carries forward. Rent due and rent received are recorded per tenancy, with arrears shown oldest first. Repairs are tracked from report to fix, including jobs issued to your own tradespeople. The compliance calendar covers gas safety, EICR, EPC, deposit protection, selective licensing and right-to-rent follow-ups, sorted by whatever expires first. Reminders go out by email before a date passes rather than after, and any property can be set to copy the landlord client in. Landlord clients get statements. Tenants get their own portal for rent, repairs and documents, included at no cost and for any number of tenants.

Who it suits: independent letting agencies running one or two branches with roughly 20 to 150 properties, and portfolio landlords with six or more. Agencies that size are usually running a spreadsheet alongside a system that does half the job, and ProPixa is built to replace both.

Who it does not suit, said plainly so nobody spends a trial finding out. There is no listing feed to Rightmove or Zoopla. There is no sales progression; this is lettings only. And there is no client accounting: ProPixa records rent, it never holds or transfers money, so an agency collecting rent into a client account will still need a separate system for that side.

Pricing is published rather than quoted. £5 per property per month with a £50 monthly minimum, falling to £4 above 50 properties and £3 above 150. Staff logins and tenant accounts are included at no extra cost, and no card is required to start a trial.

ProPixa is web-based and runs in any browser, desktop or mobile. Support is by email and help desk, with a WhatsApp channel, a knowledge base and a guides library covering UK lettings compliance. It is built and supported in the UK, for UK rules.
