> BnBGenius is an AI automation layer for people who host on Airbnb and VRBO themselves. It is built for the individual host with one to five units - someone who owns the property, answers the messages, and coordinates the cleaner personally, usually alongside another job. It is deliberately not built for property management companies or operators running dozens of doors.

What it does is the guest-facing work a co-host or remote manager would otherwise charge 15 to 25 percent of your revenue for. It answers guest messages around the clock in your own tone, writes and posts guest reviews inside the 14-day window, turns a checkout into a cleaning task and notifies whoever is doing it, answers guest phone calls through an AI voice agent that knows which reservation is calling, and sells gap nights, early check-in and late checkout automatically.

What makes it unusual is how it connects. There is no API partnership to apply for and no password to hand over: it installs as a Chrome extension that reads your own Airbnb and VRBO dashboard from inside your browser, and setup takes about five minutes. That also means it does not move you onto a different fee structure with the booking platforms.

Pricing is $10 per month per unit. A unit is one rentable home, condo or apartment - and the same unit listed on both Airbnb and VRBO still counts once, because all your channels are included. A five-unit building is $50 per month. Voice Concierge is an optional add-on at $7 per month per unit, with 30 resolved calls included each month and $0.35 per resolved call after that. You can start free: the first 500 messages are covered with every feature unlocked and no credit card.

Support is by email, with a documentation library and product videos. There are no contracts and you can cancel at any time.

It is honest about its limits: it does not set your nightly rates, it cannot be physically present, and emergencies still need you.
