The difference is the accounting. Most tools in this category categorise transactions and call it bookkeeping. Rentwelly posts a balanced journal entry for every event to a real general ledger, so the balance sheet balances, the trial balance ties, and an accountant can work from the file directly. Rent, late fees, security deposits, vendor bills, management fees, owner draws and mortgage payments all land in a proper chart of accounts.

That produces reporting most small-portfolio owners cannot otherwise get: profit and loss, balance sheet, statement of cash flows, trial balance and general ledger, plus rent roll, A/R aging, revenue by fee type, expenses by category and 1099 preparation, scoped to a single property or the whole portfolio, on a cash or accrual basis.

Day to day it handles what you would expect: properties, units, leases and renewals, rental applications and screening, online rent collection through your own Stripe account, a tenant portal, an owner portal with statements, work orders and vendor tracking, inspections, announcements and document storage.

Two things are unusual for this segment. Mortgages are tracked with a real amortisation schedule that splits principal, interest and escrow correctly, which is the single most common bookkeeping error landlords make. And Rentwelly connects to Claude and ChatGPT, so you can ask for a rent roll, an A/R aging summary or a property P\&L in plain English, or record a charge, without opening the app.
