You tell ProPilot which ZIP codes you buy in. Deal Hub reviews MLS activity in those areas every day and puts the listings trading furthest below comparable sales at the top. When a lead comes from outside your ZIP codes, Lookup pulls the same data for any US address.

Deciding on a deal
Instead of exporting to a spreadsheet, you open a listing and the numbers are already there: comps-based value, projected rent, cap rate and cash flow. The deal calculator handles both rental and flip scenarios, so you can tell whether a property is worth a conversation in a couple of minutes.

> **Pros**: For me, the best feature is the automated follow up. I communicate with a lot of listing agents, and before using ProPilot I would often forget which conversations needed another message. Now I can start a follow up sequence and let it run until the agent responds. It keeps me consistent without making the messages feel disconnected from the deal.

> **Cons**: ProPilot may be more than a casual investor needs. If you only review a few properties each month, you probably will not use many of its features. The value becomes much clearer when you have an active pipeline and several conversations happening at once.

> ProPilot has not changed how I decide whether a property is a good investment, but it has changed how consistently I follow up. I have received responses on deals that I probably would have forgotten about otherwise. It removes a repetitive part of my work and lets me focus more of my time on evaluating opportunities and speaking with agents who are ready to move forward.
