> PlanSnapper is a floor plan square footage calculator designed to provide accurate measurements from any to-scale image. It is used by real estate appraisers, agents, investors, contractors, and property managers to calculate square footage without the need for physical site visits or manual measuring. Developed by a real estate appraiser, the tool addresses the challenge of working with floor plans that lack size information.

The tool supports to-scale images such as CubiCasa exports, Matterport scans, architect blueprints, construction drawings, aerial photos, and satellite imagery. Users upload floor plans in JPG, PNG, or PDF format and set the scale by selecting two points on a wall with a known length. The software then calibrates all other measurements based on this reference and provides ANSI Z765-compliant gross living area calculations. It includes total size, perimeter measurements, and individual wall lengths in feet and inches. Multi-polygon functionality allows users to exclude areas such as garages, porches, or unfinished basements from the total square footage.
