Yardi Breeze is a Breeze
I really like the Yardi Breeze program; it is very intuitive and organized.
Pros
The chat feature has always been a plus; my last software I had to pay every time I had a question! This year my favorite thing is the AP PayScan. It has saved so much time in our invoice processing system, it would never go back to the old ways of doing things!
Cons
The help portion of the program has so much information, but sometimes I can't locate what I need. Also, sometimes, one little thing is "marked/off" and then I can't get something to work and I need to call for help. The helpdesk is great when you can use the chat feature.

Overall, as a user and as the Company Yardi admin, we are pleased with Yardi Breeze Premier. We rely on Yardi to be our key system and process for growth. Without Yardi, we feel confident that we would have had to hire more overhead staff to support our growth and productivity. Our utilization of Yardi continues to grow with add-on services such as RentCafe Connect, Yardi Energy Services, Yardi BillPay and PayScan.
Without Yardi, we would struggle to support our mission in revolutionizing affordable communities.

The Yardi chat function is fantastic. The level of support and guidance we receive online and through the training options is fantastic. The team utilizes the training webinars to continue learning the system.

Cons
While a market leader, Yardi Breeze Premier does have limitations when it comes to third party integrations. Integrations directly with the Microsoft suite would elevate usage of calendar, reminders, and built in infrastructure for emailing would be something I would love to see.

Ideal for Smaller Firms
I have used Breeze Premier for 2 years know. The product have everything small property management firms need. Updates are frequent and support staff is responsive to issues and feedback. Coming from other more robust products like Voyager, it is definitely an adjustment but it is laid out in a way that makes it easy to pick up and run with no matter your experience.

Good for small properties, automates payable tracking.
Cons
Permissions are too broadly defined. Unlocking certain permissions gives too much access. Being able to fine-tune this would be much appreciated because the SPOC is essentially the only person who can make changes to items PMs use daily (custom reports, monthly reports, custom letters, etc).

Good for Beginners
Overall, Yardi is one of the most intuitive softwares to use and it is pretty easy to "figure out" how to adequately use the system without much training. It is convenient to be able to access the software via a web-browser anyway, as well. However, the system is expensive and has room for improvement.

Overall I enjoy using Yardi Breeze. It's fast and easy to get the work orders put in and to be able to separate our properties and companies all in one place.

The change to how emails are sent out from Yardi. I do not like that it was changed from where I could just enter in any emails I wanted to receive the maintenance request and now it's just one email that has to be in the vendor contacts.

A Breeze for Canadians
We left another PM Software to come to Yardi Breeze. I like how there are Canadian specific tools and functionality that the competitor doesn't offer. Being able to mass-email rent increases with Canadian specific legal docs in 30 seconds makes streamlining operations so much faster and easier.
Pros
The dashboard can be customized to each team member, giving quick insights into how the company as a whole is performing and what tasks need to be focused on.
Cons
The lack of integrations with other pm systems. The integrations are available when clients upgrade to Voyager, but that's a very expensive software, it would be nice to plug and play with an open API in Breeze.

Yardi Premier is not easy to use for our Property managers, As experienced developer , many steps to do one transaction is not in the Favorite to many , I ran survey in our company and many told me the same.

Many steps to do...for a transaction or leases. Yardi Premier is in Beta version and need more work to complete. Connectivities were not good but got better, less disconncetion these days, also refund deposit are not accurate, any easier way?

Not everything is a Breeze, but it's definitely worth it!
Yardi has significantly simplified my work by allowing me to schedule reoccurring operations, repeat transactions, and correct errors with ease.
One suggestion I have for further improvement is to provide a better step-by-step process for setting up CAM reconciliations within the system. The previous version lacked this feature, and having a guide or tool to assist in setting up CAM reconciliations would be greatly beneficial. I would love to use the automated calculation process for CAM reconciliations. I have explored the online live courses and the help feature, but I have yet to find a clear process that outlines the steps for building this system from scratch. Having a streamlined guide or tutorial on how to initiate and complete CAM reconciliation setup would benefit a lot of users.

I wanted to share my positive experience with transitioning from our existing Yardi product to Yardi Breeze. The process was much easier, and I have found the enhanced features in Breeze to be quite beneficial. One standout feature is the ability to copy and update old transactions without the need to manually reenter repeated transactions, which has been a significant time-saver.
Additionally, I was pleasantly surprised by the calendar feature in Yardi Breeze. It not only reminds me when a lease is expiring but also alerts me about when tasks like changing an air filter or renewing insurance need to be done. This added functionality has been a great help in staying organized and on top of important dates.
Cons
Transitioning from an outdated Yardi product to the newer version did have its issues. While the old product had its merits, the new one posed several challenges due to its stricter policies. It required transactions to adhere to a more rigid structure, making it difficult to fit historical data seamlessly. One of the key difficulties I faced was reconciling bank statements, which became a challenging task in the new system. However, the support staff were incredibly helpful and knowledgeable. They always went above and beyond, even staying on a chat with me for over an hour to resolve issues. The tutorials provided were also invaluable. The ease of accessing help features by clicking the question mark on relevant pages simplified finding solutions.

I find Yardi to be very similar in function to Sales Force as far as ease of use goes. I like Yardi as an overall operating system.

It works, but not optimal for accounting and recovery.
I've used many accounting software packages and I have to unfortunately say Yardi Breeze is my least favorite. Again, the normal, day to day works, but if there is a glitch it can be quite time consuming and difficult to resolve.
Pros
Chat support, robust search features, properties and data input is intuitive and easy to use, calendar on front page with tracking is helpful. For online operating, it works well for multiple users with the only lag appearing to be from our end.
Cons
Good, until something goes wrong. Dozens of chat tickets over the years had to be escalated and solutions are not timely. Repeated requests for feature/option changes are deemed unnecessary by Yardi Breeze, but are critical to efficient use of system. Recovery is not useable with non-standard lease.

Ok product
More frustrating than anything. When things work, it is great. But if the system decides to error, or treat an action different on this particular day, it is hard to fix. Chat is available, however, there are a few people that do not listen and do not seem to know what they are doing. It would have been nice to get more training in the beginning. We had to stumble through at the start. Yes, there are videos, but if you watch those first, most of them don't make sense as you have not dealt with the system yet.

The multiple options it gives. There are many ways to set up an account to your specific needs or rules. There are also many ways to run reports and find information.
Cons
The inconsistency. An action can be taken and done in the same way with the same situation and produce different results. The system just seems to decide to treat it this way one day and the next, it is different. Certain functions will work one day, such as changing a transaction date, then the next time we go and try it, there is an error and has to be escalated to be fixed.

Yardi Breeze has been absolutely wonderful to learn. Definitely easier to figure and understand compared to other similar products I've used in the past.

Yardi Breeze is very user friendly and easy to learn especially with the help from agents in the chat. They are always happy to help walk you through anything you need help learning or understanding.

The lack of integration. Also, that you are unable to edit how Debit Card payments are allocated. It's a bit frustrating to have to request via chat for them to edited by the Yardi team when residents apply the payments towards rent instead of other open balances first.

Breeze is good and easy to use
Mostly good, but many frustrating times as it feels like there is arrogance on the development team, or at least a sense of it. I have been a Yardi user of over 30 years. In the past it felt like Yardi took user comments and suggestions and made smart changes. Now it feels like all suggestions are taken as insult
Pros
Simple and easy to navigate. Features like copy payable or journal are time savers. Customer service is good when you call (not chat). Reporting is mostly good, but there are problems that need to be addressed.
Cons
It feels like the programming team lacks accounting knowledge or experience. Suggestions to improve are largely ignored. An example if the Bill Pay Report that does not comply with GAAP. Electronic payments are too common now for this to be ignored. The chat function for help is tedious to use and if initiating, typically will change to e-mail and wipe out the beginnings of any chat. Once a payable is posted, it is impossible to correct the GL account

No other software I would rather use
Getting set up was a bit of a challenge as we are privately owned and do not have a management company to do this for us. The first lady who helped us gave a lot of "not sure" answers causing us to have to redo some tedious work but that is expected when switching softwares and setting up the coding, etc. After the initial set up, it has been overall good! I love that we can directly message the helpdesk instead of always having to submit a ticket and waiting 2 weeks. Navigating Breeze is so easy and simple. It's basically like switching from an android to an iphone. EASY!

I have worked with Yardi products for about 10 years. I have used multiple software's within Yardi and Breeze is the most simple one of them all. As it does lack some of the more detailed things Yardi Voyager had, overall I enjoy using Breeze the most because of how user friendly it is and the daily use is a "breeze".
Cons
The lack of detailed reports, being able to search residents in the search bar and it not specifying if they are current, past, notice. It only shows their name and you have to click on each one to see which is the current or past resident. The checkscan app is sometimes frustrating but it could be worse!

Set up was really time consuming and not user friendly. it took much longer than promised. Customer service is difficult as there is no one point of contact and we get "this is not my department often" . Once set up and running, the system is easy to use (for recurring tasks) and stable.
Pros
Once the system is installed and you are used to it, it is functional and you need to work hard to make mistakes.
Cons
The customer service staff is helpful, but too often the chat is closed and then by the time they get back with an answer, it is a day or more later, and I am onto other things. Also the bill pay entries are inconsistent, and i need to make many adjustments to information proliferated by the scan /AI/Yardi team.

Simply the BEST!
Yardi Breeze has been a lifesaver for us. We switched from another software company recently and the transition was exceptionally smooth. We are now in the process of setting up our website with Yardi and it's also going very smoothly. There are many property management software companies on the market and they all claim to be the best. They are constantly striving to improve. However, Yardi IS the best. The mere fact that I am writing this review is an indication about how much they care about their clients and their experience with the product. I strongly recommend them for all your property management needs...you won't regret it!
Pros
The BEST part is the unparalleled client support! We receive responses typically within minutes, but the longest a response has taken has been 48 hours. This is because additional research was needed. We appreciate that a LIVE person (not a bot) is available to assist us. They are always friendly, professional, and responsive.
Cons
There are some minor issues with the flow of information that could be modified to provide ease of use. But I use the feedback button to report these and if they are able to address them, they usually do. I had a recent issue with addresses not appearing on the statements and they made it happen. There are instances where it's impossible to change the "flow" of information because it's linked to other functionalities, and they explain that to us. They actually listen to the client's needs and this distinguishes Yardi from the rest.

Not user friendly
There are things we used to be able to do on Yardi Genesis that we can't do on Breeze so it makes it very frustrating.
There are some features that are very nice.

Vendor ledgers show every property.
You can do a Vendor check to every property at once.
Cons
not being able to make changes to an invoice before paying, you have to delete and re-enter.
the rent rolls don't appear in order by property, they show by building number.
can't create a lease expiration report that also shows the SF of the property. (would like options)

My Experience with Yardi Over all the functions that we use are very good, team of Yardi very help full when chatting for any issue to resolve, Entering invoices Accounts payable, Accounts receivable, ACH Process, Most like is quick chat to resolve any issue that we come across.
Cons
Only thing I don't like is moving payment from one unit to another within the property don't allow to pick correct unit owner, only same unit keep showing under drop down menu for to re-apply, have to go thru manual process to take care. Hope see this issue resolved soon.

Yardi breeze is very user friendly, easy to navigate. It is also great to access from any computer as it is web driven.
Cons
I don’t have any complaints. The east of reporting and downloading into excel is a plus.

Great software, easy to use and a seamless way to track all of our tenant's accounts
it is good, easy to use daily, mostly easy to see what the tenant has paid and what they have not paid and what they will owe plus is shows all upcoming charges which I love too

Yardi Breeze Overall Review
Overall, I find that Yardi Breeze has made my life as a Property Manager much easier however, again, at times, the accounting aspect of this product is subpar. Additionally, support is hit or miss, especially should you need support with the accounting side of this product.
Pros
Yardi Breeze makes tracking day to day activity with tenants and vendors a sinch! With just a few clicks you are able to access entire tenant history, communications and other critical information.
Cons
My team has found that making changes on the accounting side of this product to be a redundant and time consuming. If you are coming from Quickbooks, you may find the accounting end of this product as a challenge.

Breeze is wonderful!
We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager). Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training, the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze. The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases, large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel.
Pros
Much more user friendly and easy to learn without bulky training manuals or guides. Previously used Voyager and this is much more user friendly.
Cons
Not as powerful as Voyager when it comes to CAM reconciliations. Complicated national tenant reconciliations are impossible in Breeze so we have had to continue reconciling manually in Excel.

Yardi Breeze is a solid choice
There have been very few things I haven't been able to figure out a way to do. Customer chat responses are pretty good, but issues that have to be escalated to other departments take days to resolve.
Pros
User interface is clean and easy to use. I have many different entities and having them all in one system is great.
Cons
Requests for seemingly simple improvements are not responded to. Building custom reports myself is very limited. Support response times are too long - there is no sense of urgency when the issue is critical.

Yardi Breeze Premier is mostly functional
Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month.
With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed.
On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market.

Yardi, a barely functional property management software
It seems that whoever made this software has never tried it for property management. On paper it checks all the boxes, in practice it's probably one of the worst softwares I've had to interface with. I've time and time again suggested improvements, but the improvements they make literally could be done in 1 hour by any competent software engineer but it takes literally months for a single feature to be pushed out
Pros
I like that I can store all my property and tenant data in a database
Cons
1. Cannot use property inspection tool, because you can't zoom in on photos for move in move out inspections.
2. Rentcafe has terrible user interface, I am essentially tech support for tenants because the portal is confusing
3. Cannot work in Yardi in 2+ windows/tabs simultaneously
4. Cannot track employees changing a RENTAL amount. Absolutely NO TRACEABILITY FOR THIS. Hope you have honest employees
5. The chat support is very unknowledgeable, 9/10 times I have to wait for them to find the answer from their superior or someone else, which usually takes 2+ days
6. Rentcafe is garbage, I literally could not even apply for a unit on rentcafe, in fact rentcafe shows occupied units as available. BUGGY

Love this Software
It has been great. I am a 20+ year Yardi customer and I try to move everyone to this product.
Pros
I used Yardi voyager for years and this is a slimmed down version that is more affordable. All the bells and whistles are still there.
Cons
the inability to complete credit card reconciliations, similar to the bank recs needs to get added to this software.

Commercial Real Estate Necessity
I have been using 2+ years and have been pleased with the software.
Pros
The software is very user friendly and has a nice user interface. It is a complete software package for the real estate industry with all the necessary tools in one place: Accounting, Lease Management, Tenant Communication.
Cons
There are certain features that could be improved based on other software available. Re-applying cash receipts could be improved. The ability to have more fields available for true mail merge communication with tenants would be awesome.

I love Yardi Breeze!
My overall experience is great! I love everything about the software and feel incredibly lucky as a small operator to not have to settle for bad software while we grow. Yardi was there for unit 1 and they will be my ride or die software for unit 1,000 and beyond.
Pros
I love how easy the platform is to use and the support we get from chat. I talk to chat all the time and they are friendly, efficient and helpful every time.
