Use of DoorLoop for Property Management
I really like it. I almost don't want to tell others, because once my competitors see that Appfolio, Yardi, or other platforms don't really offer what you need. And not having to use Quickbooks is great!
Pros
I love the platform and look of it. It's so easy to navigate!
Cons
The lack of training in the short time frame allowed. It has excellent modules for self-teaching, but the components offered are so good, you want to be able to have someone help you set a goal line of setting things up, and seeing how they work.

Extremely valuable property management software
Pros
On the Accounting side, the software delivers everything you need to make informed decisions regarding rentals and property management. The software is intuitive to your needs and very customizable. Chat help is available and very helpful in the times we've reached out. The system is something that we will be able to grow with as we acquire more rental units and the tenant portal/online payments will be very useful.
Cons
Not really a con, however, I can see where someone would try to jump right in. My advice would be to take the time to go thru DoorLoop University so that a new user has a clear understanding of how to set up the system for your own needs - and you will learn even more features that you may have not thought you needed.

Expensive and Lacking Support
The software itself is not updated regularly, which means you'll be working with outdated technology. This is unacceptable, especially considering the premium price.
Unless Doorloop significantly improves their customer support and software updates, I strongly advise against using their service.
Pros
Not recommended. Doorloop is overly expensive and fails to deliver adequate customer support. Poor value for the cost.
Cons
After purchasing their plan, I found it impossible to get help from their customer support team. It seems they're only interested in making sales, not providing assistance.

Doorloop is great for all PM Companies
8.5/10 - I really like doorloop, i think the fees could be more upfront ie costs more with more active properties, I didn't know that. Also I believe that the PM should have a way to track funds easier when sharing the operating account with other properties. IE making a "owner" profile for the business took a bit to wrap my head around, and still throws me for a loop.
Pros
The ease of use of the dashboard and interface. Ability to give owners a portal so they can login and see what they need when they need to.
Cons
I have to manage my own businesses budget as a separate user and make manual deposits to the same operating account to keep my budget reconciled correctly.

Nickle & Dime galore - not worth the money
I strongly advise against using DoorLoop for your property management needs. Initially, the salesperson convinced me to pay for a full year in advance, as I often do with services. However, the experience quickly deteriorated. The trainers, working from home, frequently had poor internet connectivity, wasting half of the training sessions (one hour) on fixing their internet issues. The onboarding process was so cumbersome that I had to complete it myself after multiple failed attempts. Additionally, I was not informed about the extra fee for a merchant account needed for rent collection, which was a primary reason for choosing the software. After realizing the high cost, I discovered several other services offering more features at much lower prices. When I decided to cancel within 60 days of starting, I was denied a refund. Despite paying for a full year, I only used the service for less than 60 days, leaving me feeling unfairly treated. Based on my experience, I recommend seeking alternative property management solutions that provide better value and customer support.

Great platform for people new to the industry
We were new to the property management business and spun our tires for a couple of years trying to manage tenants and get our finances straight, for a fair price. DoorLoop came along and was easy to implement. It helped us get everything organized and under control. It's been very easy to train new hires on.
Pros
I loved how easy it was to get DoorLoop started. I have tried other well-known platforms in the industry and struggled to get them working. Many oversold their features. All of DoorLoop's features that I have use have been a success. Always meet my expectations.
Cons
I think that DoorLoop is a newer platform so there are still some features that need to be added or have only recently been added, like expense tracking by unit. I think more established platforms have all the features flushed out already.

Door Loop for property managment and construction
I am please I purchased the product, and plan on renewing it when my 1 year anniversary comes up.
Pros
I like that it imports transactions from my banks. I like the reporting feature that breaks costs down by property. I like the lease tracking and renewal feature.
Cons
I don't like paying to pay bills, hence I don't use it. There are times that if you dont follow the recommended steps to do an event, such as lease renewal, you can screw up the property, and need to go to technical support to clear it up. I call that stupid user mistakes, but DL will let you make them.

Worst PM software on the market
Absolute worst company I have ever done business with. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. And don’t even get me started on their customer service and support

Everything….. the inconsistency and lack of transparency with their back end team made me want to run the other way so fast

Best Apartment Management Platform!
Overall, it has been a very seamless transfer, smooth experience, and very few complaints that weren't addressed and taken care of in rapid fashion. I have very little negative to say about DoorLoop as a company and the people I have interacted with who work there. Two thumbs up!!
Pros
The way that virtually everything you need to run a Multi-Family Dwelling is on the DoorLoop platform.
Additionally, the customer service, from onboarding to setup, to handling random things that come up during the normal course of business, has been amazing!!
Cons
As an apartment owner with only 80 units, the price for DoorLoop as a relative cost to what we bring in is much higher than larger operations. In my opinion, the price is pretty steep considering there are useable alternatives for next to nothing. Yes, they don't quite have the functionality and integration as DoorLoop, but there is still an efficiency curve that doesn't quite fit us, however we still use DoorLoop because of the exceptional service and product it provides.

New to DoorLoop & love so far
So far 4.5 out of 5. Some hiccups on the set up process (processing limits for receiving and sending funds was EXTREMELY low) and took days to get resolved. I don't like the 3rd party processing partner so far as they are hard to get ahold of to address any issues. I have used Stripe in the past and much easier.
Pros
The set up process was helpful as there are some onboarding calls and demos to watch. The extensive reporting/features really help automate the workflow and efficiency of the bookkeeping
Cons
The lack of direct phone service when there are customer support issues. Submitted tickets to request a callback and then not getting one is very frustrating. I was 99% sure phone support would have included a direct phone number to the service center, but the online support can take hours to get a response. Also the payment processing time is slow. There needs to be an option for expedited funds if there already isn't one. I am new

Polished and pretty, yet useful.
It's been up and down. Coming from appfolio, the transition wasn't the best... but it wasn't exactly any one person's fault. Our entire database wasn't exactly "ready" for the whole transition. It was underestimated.
Pros
How much detail is shown about leases, and options within tenant pages.
Cons
The lengthy animations of dialog boxes sliding and moving, as well as the inability to press enter, or space to be recognized as a basic left click for whatever box is selected.

One Year of DoorLoop
The whole staff has been very pleasant to work with. Having a personal training person has been very appreciated. He has checked on my progress, kept in contact with me and made sure that the transition to DoorLoop went smoothly.
I have enjoyed the webinars that I have been able to attend. The information was very helpful.
I would recommend DoorLoop to any property owner or manager.

I have worked with DoorLoop for a year now. I have learned a lot from this program. It keeps excellent track of all of the rents, payments and financials for me. It has eased the management of my rentals.
All the updates they have done over the last year have made the whole programs even more efficient.
Cons
Very few things that I don't like. I wish units would be separated on the owner monthly report, for ease of identification.

Excellent Property Management Toolkit
I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!
Pros
My favorite thing about DoorLoop is that it's extremely user friendly and transparent, easy to navigate, while it has tons and tons of features. Whoever did the architecture part on this, did an amazing job. It's well built, fast, robust. It has everything a property manager could ever need: lease tracking, accounting, storing files, communication with tenants and vendors (and owners if you're managing third party properties). You can even link it up with your bank account for real time reconciliation. It has third party partners for insurance, for lease marketing, payment processing - whoever designed this knew exactly what a property manager would find useful. Onboarding was a breeze - there is live help, my questions are expertly and efficiently answered within hours (sometimes minutes). I feel like I have a team at my hand at all times. I was on Rent Manager before (as a landlord), and I couldn't wait to leave that platform. I was researching various options, and DoorLoop was by far the best from the get go. I'm so so glad I made the move.
Cons
There's not a lot I don't like so far. It will take some time for me to fully grasp and see through all the capabilities, but that's more of a plus than a minus.

I was an owner user of Rent Manager. I found it to be not user-friendly at all: a very slow system, very little customisation, the reporting wasn't organised at all. If I wanted to see what one property was doing financially, i had to pull a report. In DoorLoop I just go into that unit and every piece of information is right in front of me. Part of it is the visual: I feel like Rent Manager didn't take advantage of software architecture/customisation opportunities, they just built an online system based on what previously was done on paper. Door Loop is a One Stop Shop
Our overall experience with DoorLoop is wonderful.
Pros
First of all, we love that DoorLoop is a cloud base system so we can log onto it using various way, from our phones to a desktop computer and see everything in real time. We also like how customizable it is and that we don't have multiple programs to keep track of everything. This program tracks it all! Not only can we keep track of rents, but also look at maintenance requests that still need to be completed. It helps us stay organized and productive.
Cons
Bank reconciliations could be improved. If I am in the middle of a bank reconciliation but need to toggle to another area, when I come back, I have to start all over again. Sure the boxes of cleared transactions may be checked, but it would be helpful if there was an option to save so when coming back to it, I could just click on the partially reconciled statement. We have 5 portfolios and I wish we had the option to assign a cost just to the portfolio instead of a certain property. (Currently, we created "dummy" properties and assign costs to those, but those add cost to the program, since we are charged by each door we have.)

Multifaceted for many types of rental properties
Overall doorloop has streamlined our lease tracking, billing process, collections, and accounting for all of our rental properties.
Pros
we are able to use this software across all of our rental properties and manage them in one place even though they are all very different rental property types. (apartments, campgrounds, VRBO)

There are some minor adjustments I would like to see in features, but this can all be custom programmed if you choose to pay for it.

One Place for Data and Coordination
I love this software. We have an office, and still use DoorLoop.
I've had two accountants check it out and they were impressed. The customer service is SO quick. And I've got 3 Owners with logins, for their OWN portfolios, and they are impressed as well.
If you've got 10 or more properties, even if you're in town, I recommend this software.
If you manage for property owners, I suggest using this software.

I like the most that my tenants can put a work order online and get a response; whether or not the office is open.
Cons
There's a LOT of accounting reports, and some reports I felt I need but it's hard to get.

The Perfect Tool For Small Portfolios
We are glad that we found DoorLoop at the beginning of our management process. It made everything much more simple.
Pros
DoorLoop has most of the tools needed to be a successful property manager. For the most part, it is easy to set up and use. No need for external tools, such as Excel. Portals, websites, and communication tools really add to our professionalism.
Cons
More complicated lease terms, such as those used with Student Housing, are not always simple or possible to set up in DoorLoop.

Cons
The only complaint that we have is when we first signed up for DoorLoop we were able to run credit card payments through the portal. Now it says impersonating a tenant. We have quite a few guests that stay with us annually and used to take their payments through the portal but now have to have them write a check or utilize square.

DL Review
Doorloop is easy to use, has most of the functionality I need to run my operations and accounting (besides payroll), but the customer support is virtually nonexistent. If I didn't understand technology I would have left after the first month.
Pros
Overall ease of use, portal payments, connectivity with our bank.
Cons
The rollout and training was almost all done on our own. We spent lots of time filling out a spreadsheet but the initial setup done by DL was incomplete and had many discrepancies. Took me a lot of time to sort through it all and fix it myself.

Ease of Use Property Management
Pros
It is so much more user-friendly that other options on the market. Definitely better than trying to keep track of various spreadsheets. Love being able to keep all our documents attached directly to tenant or lease files or buildings as appropriate. Has saved time and money on doing taxes at the end of the year due to the excellent reports generated.

Some bugs in the system but each time I've been able to get them addressed pretty quickly.

Doorloop has been crucial to my business!
I love it. I am able to do everything I need right inside doorloop. Any time I have had issues, support is there for me!
Pros
Starting with finding the right tenant all the way to paying the owners, doorloop is the one stop shop I needed to start and grow my property management company. The constant upgrades and evaluations have kept me happy. I will gladly be staying with doorloop!
Cons
I have to keep an active property specifically for "viewing application". I want to do a basic screening for prospects before letting them in to see a home. This is a work around that does cost me to do.
