Use of DoorLoop for Property Management
I really like it. I almost don't want to tell others, because once my competitors see that Appfolio, Yardi, or other platforms don't really offer what you need. And not having to use Quickbooks is great!
Pros
I love the platform and look of it. It's so easy to navigate!
Cons
The lack of training in the short time frame allowed. It has excellent modules for self-teaching, but the components offered are so good, you want to be able to have someone help you set a goal line of setting things up, and seeing how they work.

Doorloop is great for all PM Companies
8.5/10 - I really like doorloop, i think the fees could be more upfront ie costs more with more active properties, I didn't know that. Also I believe that the PM should have a way to track funds easier when sharing the operating account with other properties. IE making a "owner" profile for the business took a bit to wrap my head around, and still throws me for a loop.

The ease of use of the dashboard and interface. Ability to give owners a portal so they can login and see what they need when they need to.
Cons
I have to manage my own businesses budget as a separate user and make manual deposits to the same operating account to keep my budget reconciled correctly.

Nickle & Dime galore - not worth the money
I strongly advise against using DoorLoop for your property management needs. Initially, the salesperson convinced me to pay for a full year in advance, as I often do with services. However, the experience quickly deteriorated. The trainers, working from home, frequently had poor internet connectivity, wasting half of the training sessions (one hour) on fixing their internet issues. The onboarding process was so cumbersome that I had to complete it myself after multiple failed attempts. Additionally, I was not informed about the extra fee for a merchant account needed for rent collection, which was a primary reason for choosing the software. After realizing the high cost, I discovered several other services offering more features at much lower prices. When I decided to cancel within 60 days of starting, I was denied a refund. Despite paying for a full year, I only used the service for less than 60 days, leaving me feeling unfairly treated. Based on my experience, I recommend seeking alternative property management solutions that provide better value and customer support.

The service has a simplistic look to it. I didn't want anything fancy as i have older tenants and I needed a simple/straight forward look.

Expensive and Lacking Support
The software itself is not updated regularly, which means you'll be working with outdated technology. This is unacceptable, especially considering the premium price.
Unless Doorloop significantly improves their customer support and software updates, I strongly advise against using their service.
Pros
Not recommended. Doorloop is overly expensive and fails to deliver adequate customer support. Poor value for the cost.
Cons
After purchasing their plan, I found it impossible to get help from their customer support team. It seems they're only interested in making sales, not providing assistance.

Extremely valuable property management software
Pros
On the Accounting side, the software delivers everything you need to make informed decisions regarding rentals and property management. The software is intuitive to your needs and very customizable. Chat help is available and very helpful in the times we've reached out. The system is something that we will be able to grow with as we acquire more rental units and the tenant portal/online payments will be very useful.
Cons
Not really a con, however, I can see where someone would try to jump right in. My advice would be to take the time to go thru DoorLoop University so that a new user has a clear understanding of how to set up the system for your own needs - and you will learn even more features that you may have not thought you needed.

Worst PM software on the market
Absolute worst company I have ever done business with. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. And don’t even get me started on their customer service and support

DoorLoop has been a great Product for our Unique Business Model
Overall, we are very pleased with DoorLoop. Our members love the portal and being able to set up their payments through an automatic deduction or schedule it every month. They are also able to get notifications and documents through their portal. The reporting is very good, also receiving and making payments is very easy. Setting up the chart of accounts using our format was very easy. Overall a very good experience.
Pros
The flexibility DoorLoop offers to test to ensure your business model will work in their system. We spoke to 3 other major property management software systems and they were unwilling to pursue investigating with us. We like how easy the system is to use and all the help including the on line training material.
Cons
That we were not advised prior to implementation that to get the full functionality/integration of automatic bank reconciliation and syncing, we needed to verify that our bank would accept the interface. Therefore, we have to do manual bank reconciliations and have to check our bank account for the actual balance.

DoorLoop Review
Pros
DoorLoop provides a wide array of utilities for property managers. Tenants can apply online, pay online, and be screened via TransUnion. The system tracks payments in and out and owners can jump on their own portal and run their own reports at any time. If someone comes into the office and pays with a check, I can immediately enter the payment in on the cellphone app and submit a picture of the check as part of the record of the payment. The system will also automatically email the tenant that the check was received. There are settings to send reminders to tenants when rent is due or if they are late to help reduce forgetfulness. They are always updating the system to add new features. DoorLoop has howto guides and videos to walk you through how to do anything. But if there is still an issue, their customer service people are very responsive by immediately getting on an online chat or getting on a Zoom call to help you.
Cons
There are a few features I would like to have added. I have mentioned a few to DoorLoop who has stated they are working on a few of them. That is one thing I have noticed is that they are always improving the program and adding more features so that in time I am getting more of what I want.

Best Property Management Software out there!
Its great. I have used other software programs in the past and nothing compares. I give them 9/10! I see my business using DoorLoop for a very long time!
Pros
Everything! But I would have to say that the immediate online help center has been huge for me being new to this program. But also the overall ease of use and super friendly interface. Another major perk is the owner and tenant portals that your clients have 24/7 access to all their financials, rent payments, and maintenance needs.
Cons
I wish they could update or switch their outgoing payment processor. I do not like checkbook.io and how outdated it feels and looks. Also the processing time with them is too slow. I just end up transferring rents from my business bank account instead. Its an extra step for me, but I can get my clients/home owners paid way faster

Great features for automating/tracking rentals
I loved their onboarding and the platform itself is very clean and easy to setup. I had no issues getting everything firing and all of my tenants seem very satisfied with it. It helps make the rent collections a much easier process.
Pros
I love the autopay feature and the tenant portal.

I did not like the intial setup fees, I also didn't like the fact I can't do one-off charges for renting out conference rooms etc. but they do not market that they do that so it's not an issue just would be a 'nice to have'.

The Perfect Tool For Small Portfolios
We are glad that we found DoorLoop at the beginning of our management process. It made everything much more simple.
Pros
DoorLoop has most of the tools needed to be a successful property manager. For the most part, it is easy to set up and use. No need for external tools, such as Excel. Portals, websites, and communication tools really add to our professionalism.

More complicated lease terms, such as those used with Student Housing, are not always simple or possible to set up in DoorLoop.

50 Units- New to Doorloop and Loving It!
It has been great to move to software management, but I did need to have accounting help.
Pros
Live online updates to rent payments, maintenance labor charges and credit card expenses, once assigned to a unit. It used to take me 1-2 months to tally how much we have spent on a unit, now I can get it real time, which is powerful!
Cons
It was a daunting task to add in all expenses for the year in October when we started, but now it is just the monthly up keep, which is not bad. I wish there were additional ways to pay online for those that do not have bank accounts. The 3% credit card fee is not agreeable to tenants.

The Cheapest Business Partner you'll ever have
We were hiring out for our property management but were having issues with them. Once we found DoorLoop we felt like we didn't need to hire out for property management any more and took it over ourselves. DoorLoop gave us a lot more freedom and control over our business and that has helped us to grow.

The customer service department is amazing. The Tenant portal and Leasing portion of DoorLoop are my favorite and most used features, but I use and love most of the features offered.
Cons
I have difficulty remembering the correct way to get to the feature I want. Do I start from Leases, or People...but that's when customer service comes into play and they get me where I need to go every time.

I confidently manage my own property now!
So far it's been great. Any kinks I may have are easily addressed via customer support. They are quick to respond and guide me step by step through any issues. There's a learning curve but they guide you through the onboarding process and offer support wherever needed.
Pros
Everything you need to manage your property is within this one program so it makes managing so much easier and it has the best tool so it's so much more professional than creating everything on your own from scrap. I love that reminders for rent collection are automatically sent as well as past due reminder.
Cons
I can't send messages to my tenants from the app unless I purchase a bigger plan but with only 4 doors it doesn't make sense. I wish I could just add on the messaging part without having to upgrade my plan.

Property Management Software With Great Customer Service
My overall experience is positive. Since so many of my tenants are coming through Airbnb at the moment, I'm probably not getting $60 worth of value every month, but if more tenants come through Furnished Finder in the future, then it will be worth $60/month. The customer service is really exceptional, and DoorLoop is the best property management software I have been able to find.
Pros
DoorLoop has great customer service. From day one, they walk you through all of the setup and follow up to make sure you understand everything. They are quick to reach out to you if you have a question at any point later on. They want to hear your feedback, and will act on good ideas that you give them. My tenants find it easy to pay their rent through DoorLoop, and they receive automated invoices and receipts.
Cons
The rental application feature is a bit clunky to use, and I wish there were a way to split the cost of the TransUnion credit report fee between the applicant and our company so that we can stay within New York State guidelines. It would also be great if there were the option to save application templates that could then be applied to rental units. I would like to be able to easily see on the Dashboard the expected date that undeposited rent will be deposited into the company bank account. I would love to have a budget feature so that I could utilize all the accounting features. Also, it would be great to be able to have rent reported to the credit bureaus.

Great software for property management
Overall, I am very happy with the software and I am currently working to master it to make the most of all the features it offers. Great, easy to navigate platform, and the reporting features are similar to more expensive similar software I have used in the past. I wish it was integrated with the PetScreening platform.
Pros
I appreciate the corresponding "Need Help" information buttons for whatever task you are attempting in the software. It is a very user friendly platform, with a central "Create New" button to lead you to any task needed to be performed. I went with this company because of the owner and tenant portal options. The accounting features, and "application to tenant" process are very simplified and time saving. Amazing reporting and maintenance features.
Cons
My cons would be that the accounting is property related accounting, and if you need to account for monies such as interest and opening bank deposit you have to create a "dummy property" to account for that money. It took awhile to get the online payment portion set-up and the starting limits on amount of money allowed to be collected online for rent was too low and took extra work to "ask" for it to be raised, and until the limit was adjusted my tenant could not pay through the tenant portal. The cost to send documents through the software to be signed such as a lease are charged per transaction, and seems high to me, but you can also upload a signed lease so you don't have to use it. The tenants are also charged a ACH fee.

We utilize DoorLoop everyday. I love the ease of use, and the fact that I can click in the bottom right hand corner to talk to someone for help whenever I need it. Someone responds in a quick and timely fashion which is helpful always, and I never go without an answer.

Great Platform and AMAZING Customer Support
My experience has been stellar. Whatever issues I have had are overwhelmingly made up for by their amazing customer service/support. I'd do it all over again if I had to.
Pros
It's a great and robust platform. Like anything, there's always room for improvement. And I'm looking forward to every improvement they make. However, by far the best feature and benefit is their AMAZING customer service and support. They have been very accessible and extremely patient with me. Their accounting knowledge has been very helpful, as I had very little of my own and don't enjoy it. So their help allowed me to get over that hurdle.
Cons
Setup and learning some of the procedures was most difficult for me. Set up was really my fault, as I was busy to and it takes time. Learning the procedures is really due to my lack of accounting lingo. Some of the steps weren't as intuitive as I'd like. But again, it's likely due to my lack of accounting jargon.

Whenever I have issues with the product, I can usually get a hold of someone within about 10 minutes or less. It gives me plenty of time to start working on other things that I do. The customer service is prompt and accurate and extremely accommodating.
Cons
I am in Commercial Real Estate property management. I deal in storage units as well. It is good for storage units however for overall marketing on commercial properties it does not fulfill this currently. I know they are working on this sector. I know that with the technology they do provide, this feature will be more effective once they have completed working on it.

Best Apartment Management Platform!
Overall, it has been a very seamless transfer, smooth experience, and very few complaints that weren't addressed and taken care of in rapid fashion. I have very little negative to say about DoorLoop as a company and the people I have interacted with who work there. Two thumbs up!!

The way that virtually everything you need to run a Multi-Family Dwelling is on the DoorLoop platform.
Additionally, the customer service, from onboarding to setup, to handling random things that come up during the normal course of business, has been amazing!!
Cons
As an apartment owner with only 80 units, the price for DoorLoop as a relative cost to what we bring in is much higher than larger operations. In my opinion, the price is pretty steep considering there are useable alternatives for next to nothing. Yes, they don't quite have the functionality and integration as DoorLoop, but there is still an efficiency curve that doesn't quite fit us, however we still use DoorLoop because of the exceptional service and product it provides.

Overall, this software has been essential to our business. We are very happy we made the choice to go with DoorLoop. I am so appreciative to their staff as they were very helpful as we got started and are always pretty prompt in responding to questions.
Pros
We like that this software keeps things organized and all in one place. We rely on the accounting feature as so much of property management relies on good bookkeeping.
Cons
As with all growing companies there are a few quirks about the software I would love to see develop better. One thing that has been a little bit awkward is when we onboard a property and the owner would like us to do some work before we rent it. The software has no way to let them contribute funds to their property. Our owners have ended up having to send a check in the mail. This has not been ideal.

Great platform for people new to the industry
We were new to the property management business and spun our tires for a couple of years trying to manage tenants and get our finances straight, for a fair price. DoorLoop came along and was easy to implement. It helped us get everything organized and under control. It's been very easy to train new hires on.
Pros
I loved how easy it was to get DoorLoop started. I have tried other well-known platforms in the industry and struggled to get them working. Many oversold their features. All of DoorLoop's features that I have use have been a success. Always meet my expectations.
Cons
I think that DoorLoop is a newer platform so there are still some features that need to be added or have only recently been added, like expense tracking by unit. I think more established platforms have all the features flushed out already.

I am please I purchased the product, and plan on renewing it when my 1 year anniversary comes up.
Pros
I like that it imports transactions from my banks. I like the reporting feature that breaks costs down by property. I like the lease tracking and renewal feature.
Cons
I don't like paying to pay bills, hence I don't use it. There are times that if you dont follow the recommended steps to do an event, such as lease renewal, you can screw up the property, and need to go to technical support to clear it up. I call that stupid user mistakes, but DL will let you make them.

One Place for Data and Coordination
I love this software. We have an office, and still use DoorLoop.
I've had two accountants check it out and they were impressed. The customer service is SO quick. And I've got 3 Owners with logins, for their OWN portfolios, and they are impressed as well.
If you've got 10 or more properties, even if you're in town, I recommend this software.
If you manage for property owners, I suggest using this software.

I like the most that my tenants can put a work order online and get a response; whether or not the office is open.

There's a LOT of accounting reports, and some reports I felt I need but it's hard to get.

AppFolio wouldn't accept me because they said I was too small. They weren't friendly. RentRedi... their base price looks good but they don't have as many features as DoorLoop and they wanted me to purchase another program that linked to their program for accounting. When setting up tenant profiles, if I made a mistake I'd have to create a whole new thing instead of being able to edit. DoorLoop is fantastic and they have excellent customer service. DoorLoop pretty much handles every aspect of my property management business very well. The tenant experience is incredibly intuitive.

DoorLoop took a while to learn and set-up. This is because there are a lot of features. Additionally, DoorLoop uses double-entry accounting. This is a professional accounting method, which just requires training / understanding.

We love the ease of use with this software. As well as the amazing customer service staff! Any time we have an issue we are assisted quickly ( usually less than 10 minutes )

The only complaint that we have is when we first signed up for DoorLoop we were able to run credit card payments through the portal. Now it says impersonating a tenant. We have quite a few guests that stay with us annually and used to take their payments through the portal but now have to have them write a check or utilize square.

Very Happy Customer
I am an army of one right now, with my start up business, and DoorLoop's intuitive features, ease of use, accounting and customer service have made the endeavor very manageable.
Pros
The robust, but easy to use, accounting system was my main draw to DoorLoop, but I have been pleasantly surprised by rest of the features.
Owner and tenant portals, customizable website, using my own California Association of Realtors leases, and organization of my properties has been a pleasure.
The customer service has also been wonderful. From my rep, AJ, who patiently explains everything to me, to the help bubble online.
Even AJ (a different AJ from my rep), who took care of my website, is very easy to work with and EXTREMELY helpful. He sends me personalized videos of how to fix any issues I create on my site AND fixes them for me.
I am not an accountant, have never wanted to be an accountant, and do not like accounting, but DoorLoop makes the process painless, for which I am very grateful.
Cons
I manage both short and long term rentals, so I wish the website was able to add a date feature to search for homes.
Since I do not manage that many properties, this is not a huge issue, but if I grow much bigger, I think it would be a nice option to have.

Doorloop is great!
I would give Doorloop a 10/10. Great customer service and a great product. It has been essential for growing my business and streamlining processes.
Pros
Doorloop hs fantastic customer service. I can accomplish everything I need in Doorloop but when I run into a question or roadblock, it is easy to get an answer and get back up in running in a matter of minutes.
Cons
I was sad that there are no graphs or charts to show expense trends, NOI trends, revenue trends, etc. It would be nice to have a graph feature where you could easily see NOI by month and make sure you are trending in the right direction. I realize I can export to excel and create a graph but that is cumbersome.

New to DoorLoop & love so far
So far 4.5 out of 5. Some hiccups on the set up process (processing limits for receiving and sending funds was EXTREMELY low) and took days to get resolved. I don't like the 3rd party processing partner so far as they are hard to get ahold of to address any issues. I have used Stripe in the past and much easier.

The set up process was helpful as there are some onboarding calls and demos to watch. The extensive reporting/features really help automate the workflow and efficiency of the bookkeeping
Cons
The lack of direct phone service when there are customer support issues. Submitted tickets to request a callback and then not getting one is very frustrating. I was 99% sure phone support would have included a direct phone number to the service center, but the online support can take hours to get a response. Also the payment processing time is slow. There needs to be an option for expedited funds if there already isn't one. I am new

Perfect Property Management Solution if you love Automation
Honestly, it's been a game-changer for me. As a one-employee company that relies on contractors to subcontract work to, it feels like DoorLoop is handling a lot of the "back office" work while I can make sure that the key functions are being done to move the business forward.
Pros
The reason I chose DoorLoop is that it was one of the ONLY solutions that had Zapier integrations. For property managers, Zapier is a must have automation tool, but unfortunately many other tools on the market for managing rentals don't support it. This was the primary reason I chose DoorLoop, but so many other surprises have come along with it, such as the customizable website and tenant portals to continue to grow our companies barnd.
Cons
The price is higher than other products I was using previously, but honestly, the automations and the value have made it worth it. Still, it may not be great for some folks with only 1 - 2 properties. For those managers with more who are looking for a scalable solution, this is your best bet.

It is so much more user-friendly that other options on the market. Definitely better than trying to keep track of various spreadsheets. Love being able to keep all our documents attached directly to tenant or lease files or buildings as appropriate. Better than a property management group
Absolutely outstanding. Getting onboarded can be a little confusing, especially if you've never had experience with anything like DoorLoop or rent tracking systems. DoorLoop provided live on-demand training with a coach that made it pretty quick and easy to get setup and running. I would highly recommend DoorLoop for, at least, small to medium sized organizations. I have found DoorLoop VASTLY superior and less expensive than a traditional property management group.
Pros
I use DoorLoop most for tracking tenant maintenance requests. DoorLoop makes it a one-stop-shop for seeing a maintenance request from start to finish. This has been most valuable to us since transitioning from a property management group.
Cons
We have been using DoorLoop for around a year, and so far I've found zero problems. I honestly cannot think of anything that needs to be improved. I'm sure there's something, but everything has been spot-on so far!

Doorloop Outshines Competition
It has been a pleasure to work with all the DoorLoop employes. The online help has been outstanding.
Pros
DoorLoop has a great global search. Once we research all the varied functions and understand how to use them, they provide a multitude of various reports that can be easily pulled up & printed.
The online support is the one thing that outshines the other companies that we have tried. DoorLoop responds to inquires immediately & follows through on a personal level until we fully understand the answer to our problems. If we have a problem that is not available with DoorLoop, they look into integrating a solution for our problem.
Cons
When we print un-paid rents reports, it would be helpful to have the phone numbers of each tenant listed.
