Property Owner & Operator Innago Review

Excellent. Innago allows me to run a business affordably.

Pros

99.9% of my property management business I run my Innago phone app. Innago has been a one stop shop for me that is easy to use, customizable and affordable. Innago is the 1st app that has been able to easily allow me to manage income and expenses of all my properties & from my phone. Multi-Family, SF, condos & medium-term rentals. Being able to customize templates for applications, leases, etc. by location and property is amazing. Keeping track of all my expenses was the hardest for me to do. The ability to use my phone to snap a photo of all the invoices & receipts I get and assign expense to a property or individual unit is something I LOVE and so does my accountant. Innago also allows me to set access levels & make reports for partners/investors by property or unit.
I’ve only been self-managing for a couple of years. The last year using Innago I’ve been able to focus my time & money on growing my business and less time managing.

Cons

Some invoices have issues being scanned. Uploading invoices don't get scanned. I’ve had some issues with some templates that the inserted fields shift after signature.

An outstanding property management system!

Innago has exceeded my expectations. I was looking for a full-featured system that didn't break the bank and I have been thoroughly pleased with Innago. I have referred this to several others and they have thanked me for sharing this system with them.

Pros

Easy to use interface and everything I need to manage my properties! The customer service is also quick to respond when I have questions!

Cons

The only thing I've noticed that would be very helpful is to have the ability to rearrange listing photos but I've been told that is being worked on.

Mixed Experience with Innago: Great for Small Owners, Frustrating for Investors

After having been a long-time user of Innago, it's disheartening to observe a decline in its performance. The platform has encountered a notable increase in glitches and malfunctions, leading to a substantial investment of our company's time in troubleshooting.Upon expressing my intention to transition to a competitor's software and seeking guidance on data export, the response from the company was rather unexpected. They opted to terminate all my leases, inadvertently exacerbating the situation. The process of recovering and restoring the data has stretched over multiple weeks and is still not entirely resolved.It's worth noting that Innago proves to be an excellent choice for individuals who own perhaps ONE apartment (accidental landlords) and wish to conveniently manage online payments at an affordable price.However, for landlord investors and property management firms, the experience with Innago has been less than satisfactory. In this regard, I would strongly advise those falling into this category to consider alternatives and steer clear of the challenges encountered with Innago.

Good for landlord who have one apartment only.

Cons

TONS of issues, glitches, and customer service mistakes that will cost you time.

Innago the Landlord's Toolbox

My overall experience using Innago has been great. The first time I used the platform to collect rent payments. This time I used the platform to market my rental, accept application and screening.

Pros

Innago is a great platform for small to landlords. It allows a user to manage most aspects of their rental property. I love it's simplicity and advanced features. The price is the #1 selling point at the moment. Their support is quick to respond and resolve issues or keep you informed about the progress of a resolution.

Cons

I did not like that the the platform lacked a messaging feature. At the moment they are working on one. I would also like to see an improvement on their electronic signature documents.

It has been okay. It takes tech support a little longer than I would like to respond to emails and they do not answer calls

Landlord Delighted with Innago Property Rental Process

I enjoyed the ease in setting up my property listing and sending out the application link was a breeze.

Pros

I liked that it took the guess work from me in finding a renter. It was able to successfully identify renters after they completed the criminal background and income verification process.

Cons

Some of the potential renters never completed the application or appeared to be stuck. I walked a few people through the process but it didn't seem to anything related to Innago website itself. I feel that the users were unfamiliar with this form of technology in completing a rental application.

Very satisfied, user

Worth the research

Researched all current and reputable rental agreement software and read innumerable positive reviews about switching to Innago from another company's software and gave it a go myself. I struggled just a little with the last part of the agreement but the tutorials and customer service are great. According to Reddit, some of these other companies are a real headache and not worth the time or money. Haven't had any hiccups since and my tenant is happy with it as well. Maintenance tracking is a fantastic feature.

Pros

Ease of use for landlord and tenant, quality and response time of support, important notifications and seamless EFT. We really like to track maintenance requests and receipts for tax purposes.

Cons

There were some slightly less than clear instructions in setup but customer service clears it up.

Easy and simple for new landlords

Simple and easy and I just feel safe using the software and making sure I have all the things needed to rent out my place.

Pros

I enjoy how simple it is, and being a new landlord, it provides me step by step and communicates with my tennants.

Cons

So far I haven't found anything that I didnt like. Maybe the lease section that was hard to get signatures so that could be updated.

Innago is the BEST option for small or private Landlords!

Pros

I like that it gives me a professional look the most while being free for me to use. It is a great way to participate in the modern age w/o it being expensive for those of us who are using it for a unit or two. My only alternative would be traditional pen and paper which I like to avoid as someone younger myself!

Cons

It can be a bit overwhelming to start, but I think that argument could be made for any program when you are encountering a new UI.

Easy use for any level.

Pros

What I like the most of Innago is that it is so easy to use. I started off with no experience and I was able to setup my tenants with no hassle. The tracking of payments is probably my favorite thing thus far. I am able to keep all my tenants document in one application.

Cons

I would say the small thing that is a bit of a hassle is adding multiple tenants to the same house hold but other than that everything is smooth.

Easy to use PMS for small landlords

Pros

I like the ability to collect rent, have maintenance requests, list rentals on different sites, mobile app. It's also easy to get up and running.

Cons

I wish you could send out addendums with the lease instead of after the lease is already signed. I also wish the security deposit could be sent by the incoming tenants before the landlord needs to sign.

Innago - Great for beginners

Overall, would certainly recommend to others getting started. I reviewed a number of competitor platforms but landed on Innago due to the number of built in features and pricing (free!).

Pros

Has just about every feature built into the platform that a beginner to mid-level property manager would need. On top of that, cannot beat the pricing. Once you learn how to navigate the platform, it's a great tool.

Cons

Some items were difficult to locate or took some time playing around to get the way I wanted.

So Glad I Use Innago

Very user friendly. I did not need a training to be able to use the innago. The tenant process from beginning to end is very smooth.

Free property management software with a ton of features!

Pros

The best free property management software that allows you to create and sign leases, screen tenants with background checks, split disbursements of rental payments from multiple properties amount multiple bank accounts as well as integration with tenant search websites such as zillow to provide assistance with filling vacancies. Very easy to use. I manage seven properties shuck include long term rentals as well as my short term renters and traveling nurses and Innago makes my life so much easier.

Cons

I would love to see an update to the mobile app because it takes a bit longer to do things via the app rather than when I’m logged in to the Innago site.

Thorough but UI is Messy

Pros

It's very easy for tenants to sign up and pay/automate rent payments. It's also affordable.

Cons

I find the UI to be very messy at times. It seems that some features could be combined to make for a cleaner experience where it's easier to find what I'm looking for.

User friendly service that doesn’t break your budget

I’ve had a great overall experience so far. Signing leases has never been easier, and rent collections have been on time. The system seems easy for my tenants to use and I’ve heard no complaints from them.

Pros

I’ve just started using Innago to help me manage my rental property. I’ve loved all of the services they offer on one platform: listings, lease management, payment collection, expense tracking, maintenance requests, and financial reporting. Every other service I looked at either was missing some of these or charged extra for each thing. Innago has been easy to implement and has elevated the service provided to tenants.

Cons

I’ve been a bit disappointed in the expense tracking and financial reporting to this point. I chose the system specifically because it offered these. My experience so far is that entering expenses takes longer than anticipated and the financial reporting is limited. All things I am sure will improve over time.
