My favorite are the automatic emails and notifications when the rents are hitting our account. We are quickly able to scan and tell which leases are coming up for the next 30, 60 and 90 days which makes leasing a breeze. We love the customer service\! We are able to call and get someone on the phone right away to answer our questions. We use Hemlane to keep us organized for our 12 rental properties. I lke that they give different opitons. That is the great part about the entire service.I like that you can call someone when you need to resolve and issue. IF you don't agree or want anytype of refund that will email you marketing and send your phone number to voicemails > > **Cons**: They don't give you any type of guidence on how to use the app. You have to figure out everything and that is becasue they hope to mislead landlords in my opinion.They make you get their highest plan in order to inquire ther real estate agent services.They are misleading about their real estate agent services.They require you to get their lockbox and never explain that an agent will not be involved when showing your property.They will not let you remove your payments and will try to charge your bank accounts first to avoid chargebacksThey feel moody and annoyed when you call them about problems or questions. They will not work with you if it is a misunderstanding. > > The set up is easy and pretty much smooth if you are great with digital online sites and apps. I would suggest Hemlane if you just want to get your rent collected. You are better off getting a professional on your own if you need anything else from them and their are a lot of apps and services out their much cheaper for this . They try to seperate themselves online as a better alternative to ripoff property management companies but they are no better and should not offer upgraded services that they cant stand by. It's good to know there are options for the different ways owners provide rentals and services to their tenants. > > **Cons**: That I wasn't able to actually speak with someone. It seems that I could always get a call back from sales when I was initially looking at transitioining to Hemlane, but now that I've committed and set up payment, I can only get answers on set up challenges, by submitting a request and waiting 24 hours for a response, that then asks for more details, and screenshots and wait another 24 hours for another response. When I'm pretty confident, the issue could have been remedied with a 30 minute phone or zoom call. > > I like the software. I'd used it while working with another realto/property manager and found it much more user friendly and able to adapt to the needs of each landlord client and tenant client.
