> Smovin is a software that helps real estate investors to manager their properties by automating all the recurring and time-consuming tasks. Smovin offers dashboards showing your investments' performance and allows you to make the right decision at the right time.

Smovin offers you a wide range of features to improve your profitability, peace of mind, and data centralization.

Via the Dashboard tab, you get a global view of the state of your real estate assets with key performance indicator like profitability, cash flow, rental quality, with the occupancy rate of your properties, the payment rate of your rents, and an overview of the tasks to be done to improve your management.

The Tasks tab generates a whole series of actions to be taken for the management of your assets such as payment reminders, rent indexations, and contract terminations. These tasks can also be automated via the platform. Moreover, you can also create recurring tasks such as maintenance reminders yourself.

Manage your overdue payments: each task gives you information on contract data, amount and days overdue, and reminders already sent. You can decide to send a reminder (pre-written text) by SMS, email, letter, or registered letter.

Manage your indexations: when an indexation is due, the app warns you, and you can “take action” to index the rent. Smovin does the calculation for you and offers to send a pre-written communication by email or letter to your tenant.

Manage your termination notice: Smovin notifies you when you’re nearing the end date of a rental agreement and suggests you “take action”, i.e. send a notification (pre-written text) by registered letter to your tenant.

Via the Patrimony tab, you can keep an overview of your property sorted by unit or contract. The unit sub-section is divided here into two categories: buildings composed of several units and single rental units. Each occupied property is associated with a rental contract. In the Contracts sub-section, you can find all your contracts (current or past), their payment status, and the history of your properties.

You can also distribute the charges between your different tenants according to their actual consumption or a distribution key.

The Management tab offers you a view of all the financial entries and exits of your portfolio and the ability to export this data at any time for reporting purposes in Excel, CSV, or PDF files. 

In the Address book tab, you can find all the data of your tenants, owners, guarantors, or providers, as well as their documents, in one place.

Smovin's high responsiveness to customer needs and dedicated support is one of the app's greatest assets. On top of that, Smovin has a digital assistant that helps you to make your first steps in the platform and a user guide that is updated very regularly.

Lorsque j’ai découvert SMOVIN j’ai de suite été séduit par sa simplicité, son ergonomie. A ce jour je ne suis pas déçu d’avoir changé 😉.

> Le logiciel Smovin me permet d'être beaucoup plus efficace qu'avant quand je gérais tout via du papier. Fini les vérifications de paiement des loyers, les indexations se font en 1 clic, on a une très bonne vue d'ensemble, même les recommandées sont envoyés via Smovin\!
