I've been with Easy Storage 4 years
I’ve been with Easy Storage Solutions for over 4 years and just recently started a new facility. Hard to put in words, excellent prices for their service. I just talked to their biggest competitor and he said they are coming out with a new product, just to compete with Easy Storage, he brought it up. I also read a magazine article (The National Storage association magazine Feb 2019) that talked about Easy Storage as an expert in artificial intelligence related to storage units.
Easy Storage is has been in the industry for 10 years now and they now have over 3000 clients and all the bells and whistles you could want.
There is a management accounting company in house(optional) that does your payroll, payroll returns, tax forms, w-2’s, bank reconciliation, billing, bill paying, internal theft analyzation , everything. (Price is customized to your needs)
Just think, you can have independent management of you manager and cheaper than you can do it in house.
The best part is their service, you never wait to talk to someone and they call you in their spare time looking for something you need help with. Each time they called me, I solved something that was bugging me.
Pros
Easy set up and availability to customer service. Small company in relation to others, but large enough to have lots of bells and whistles. When I call I can talk to the owner, or the start up person that did the Accounting service, (Ty), or the one in charge of website optimization, these are all owners of their individual part of the company, but all reside within the company. The last two were employees, but were encouraged to branch off and own their own part.
Cons
Don't have any. Small always has some drawbacks, but I like how they treat their employees and am willing to wait for some updates.

Great user-friendly software!
It has been very good. Customer service is generally friendly and helpful. It has worked great for our boat and RV storage lot.
Pros
It is easy to set up and use. The website is customizable and easy for customers to use for renting online or paying their rent online. I really like the gate integration with the software so I can look at the gate activity log to see who has entered our storage lot.
Cons
Price increases for software and credit card processing.

Do not use this software
It its the worst storage software on the market

There is nothing good about this company.
Cons
The gate access control has been having issues for weeks. They refuse to send a new PDK system out without meeting for it even though it is still on warranty. I have spend countless hours troubleshooting this system with them only for the issue to come back. This company does not care about their customers at all.

A robust system at an affordable cost to manage your storage business.
Over all the system is really good already and keeps getting better. Customer support is very good to work with and knows how to help. The online help is also pretty good. We are glad we made the choice to partner with ESS.

We like all the aspects of the system and the way ESS keeps adding great features.

It does not have a way to use your own email based off of the web site they provide for you. Our website is TCGstorage.com It would add to the pro level of the site if we could have "[email protected]" or "[email protected]" etc. with forwarding also. Also no "cash drawer" in the traditional sense

Easy Storage has literally saved our facility!
Overall, moving away from SiteLink and onto Easy Storage has help use keep better track of all our operations better than ever before. This software has paid for itself just by being easy to use from any device anywhere you might be located (onsite, on the road, or even at home or after hours!), and it's helped us increase our unit occupancy simply by being so flexible.
Pros
What I like most about it is the ease of use, the incredible flexibility and functionality, and the fact that it's all cloud-based instead of local on your PC. It has NEVER gone down once since we've been using it in over 2 years, and the support is just fantastic...not that you'll need it much, since it's so darn easy to use and manage!
Cons
Their monthly pricing is a bit/lot higher than it should be, and the fact that you cannot select or manage your credit card provider means that you don't even have the option to shop around for the best deal in processing rates. This part is almost a deal-killer for me, because I just HATE over paying for credit card processing and the lack of being able to control what company I choose to use.

Experience based on about one and a half years with Easy Storage.
Pros
The ability to access the software from anywhere, including a smart phone. Plus the ability to mostly manage remotely (offsite).
Cons
Their fees and inaccuracies with credit card fees is probably my biggest irritant. The long wait times for customer service and the "company wide staff meetings" that completely shut down all customer service.

For the most part I am satisfied other than refund processing.
Pros
I like that I can make changes to my website, pricing, templates, billing, contracts, gates and storage layout pretty much all on my own; yet if I have any issues with figuring something out customer support is great at helping navigate any issue quickly.
Cons
There do seem to be server error issues somewhat often. Not sure what is going on there.The new refund process of having to go back and and delete the last invoice it went to creates havoc with my bookkeeper, the whole process is inefficient and convoluted so we have decided to circumvent processing refunds through ESS any longer

Ease of functionality.
Overall experience with Easy Storage Solutions is fantastic. Using the software makes my job much easier running my storage unit business.
Pros
The most thing I like about Easy Storage Solutions is the ability it provides to invoice customers on a monthly basis and using a card to make the payment and text or email the receipt.
Cons
The least thing I like about Easy Storage Solutions was trying to figure out how to give back the deposit on a unit using the customer's card. After tech support help me, I wrote down the steps and now have no trouble with it.

Must have asset to our business
Over all the system works really well. It's obvious that a lot of thought was put into this product. Customer support is very attentive and usually has the answers that we need.

A few features could use some refining. IE: email our text the client within the software without being limited to the templates.Ability to refund client deposits without having to "void" the original deposit invoice.Ability to block a client from future rentals (due to bad payment history).

Great customer service!
This has helped us get organized so much, especially with the automated texts and emails that our renters receive, we don't have to call/email/text them to collect near as much. They are improving the tool, adding features, every day, too, so that's great.

I would highly recommend Easy Storage Solutions
Pros
The software is ver user friendly - both from a customer perspective and a management perspective. The ease at which customers can reserve units online, make their own payment changes within their port, and schedule their own move outs decreases the amount of staff time needed to address these things. Since switching to Easy Storage Solutions, our monthly delinquency has decreased to almost zero because the onsite manager is able to manage past due accounts with ease from the dashboard.

I wish the software could also track expenses. It would be nice to have income and expenses in one place.

Customer experience
When I first started I loved it. As of the last few months I feel like something has changed or they have been bought out and the customer service has went down due to new restrictions in place.

Great and great customer service. We deal with other software products in the hardware industry, and this software is the most user friendly and customer service oriented of any I have worked with.

It does get any easier
Love the software as it allows me to travel to Mesa AZ for 5 months in the winter and I can manage my facility from my lap top.

This is a complete package software and a website. The software once set up takes all the administrative labour away. Invoicing Automated, Payments Automated, Late notices Automated, Late Fees Automated, Gate Codes are Automated, Gate Access Automated. And all transitions are automatically sent to Quick Book. Easy to manage the complete facility from the DASHBOARD which shows Rentals, Occupancy, Awaiting Payment, and Tasks that need to be completed.

Affordable! The best for smaller properties!
The price and simplicity for smaller properties is seriously #1! I took on the management of 2 separate self-storage businesses, only because of Easy Storage Solutions. The owners couldn't afford & didn't need the large & pricey systems out there for self-storage, and their only alternative was Quickbooks, which does not fit self-storage. They were frustrated, and I was able to step in and organize their properties easily and set up auto-billing & auto-pay on top of it, with simple flat-rate card fees. I am genuinely grateful for the Easy program.

How easy it is to input clients, track payments and balances, change settings in the software. It's so easy to navigate and train new employees how to use it. Adding new facilities and studios is fast and efficient. Anytime I have any questions or issues, customer service always resolves our issues.

Sometimes it's a little frustrating about the M-F hours but that's ok. Would love to be able to run revenue reports for all facilities.

User Friendly Product
The site map feature with ability to click on a client saves time when using. It is go to feature. Ease of integration and set up of new systems for my businesses is seamless. Recurring billing option is our manager's favorite feature, although some clients find the recurring billing messaging confusing.

Site map provides an overview and is used by our employees of our businesses multiple times a day. The notes with ability for attachments keeps everything tidy in one place. Setting up a new client is swift and the electronic lease capability affords us to assist our clients and gets them access to their self storage unit within minutes.

Some of the billing feature options when setting up a new customer could be re worded for clarity. A few times it is a bit of a wait to speak to a customer service rep, but when we do reach the reps, they are experts.

quality storage tracking software
My self storage income has increased. I have increased my customer base and increased my income. The customers that don't pay are discovered quickly (I always have a few, but it is amazing how many pay and pay on time. Month to month, my income is relatively stable.
Pros
I struggled with tracking my storage facility until I found easy storage. Once I purchased the software and was up and running, life became easier and more profitable. My customers like it (most of them). They can monitor their account and pay online. I still receive cash payments (very few) and checks. By far most payments are online. My goal is to make every unit pay every month. I think that I'm currently doing that.
Cons
I think the only thing that I can think of is the daily charge. I don't dispute the charges, but the accounting is a little confusing. other than that, the software is top notch.

We are a small storage unit facility, and could not afford to may much for a management tool. Easy Storage Solutions provides everything that we need to run our business, at a price that justifies it's purchase.
Pros
With Easy Storage Solutions, our business practically runs itself. After the initial set up, it takes me very little time to keep track of our customers, issue statements, and record payments.

I use Quick Books to manage the financial side of our business, and it would be really great if somehow it had the capabilities to do what Quick Books does all in one location (keep track of our business bills, and etc. for tax purposes).

Great For My Business
Gets the job done for what I have and need at this time.

Simple for my customer base to sign up, pay and maintain access to their account.
Cons
I do not like that I am forced to use their credit card company. I should have options or they should be more competitive on their prices if they are forcing you to use them. Not sure if it's me as the user but the way you have to go back to the beginning when you do anything and start from the reports page.
